2024 is My Year!
Happy New Year! What a year it has been. It seems as though each year begins with a certain level of optimism, whether you start the year with a dry-January or other resolutions, we collectively feel as though we have the power to create the change we want to see.
Looking back at 2023 can either be inspiring or discouraging, depending where you want to put your focus. National and international headlines tend to focus on conflict and adversity, making me feel frustrated with the state of the world and my inability to make any substantial change to the general status of things. Narrowing my focus turns that right around. I get fired up (in a good way!) to make an impact on my immediate environment knowing that my own actions can and will propagate great things.
To recap the past year in Aspen real estate, 180 properties sold in 2023. While inventory remained well below historical averages, the market was still full of action and on pace with 2022. Some had hoped to see prices in Aspen fall off as higher interest rates cooled national and international markets, but that was not the case. Aspen prices have stabilized from massive pandemic gains but holding value nonetheless, with occasional record breaking transactions in the $50-$70+ million dollar range for one of a kind legacy properties. Snowmass Village and Basalt continue to see price increases near 10% or more while still being great value alternatives to Aspen.
Looking ahead at what could happen in 2024 we could see more of the same trends from 2023, or we could see increased activity due to the FED suggesting multiple rate cuts. Some owners may feel as though they have realized most of their gains and therefore be more willing to sell. Those ‘wait and see’ buyers that have been looking for a year or more may want to strike before others get active.
